
Why kits peel, and it is almost never the epoxy
A garage floor coating fails at the bond line, not in the middle of the film. The coating itself is usually fine. What gives out is the connection between the coating and the concrete, and that connection is decided before anything is poured out of a bucket.
Two things cause most kit failures. The first is a slab that was never properly opened up, so the coating sits on top of a sealed surface instead of gripping into it. The second is moisture coming up through the slab from the ground, which pushes the coating off from underneath. Neither problem announces itself. You see a good looking floor for a season, then a corner lifts, and once one edge lifts a car tire takes the rest.
Acid etching is not the same as mechanical prep
Most kits tell you to etch with an acid solution, rinse, and let it dry. Etching does roughen the surface a little, but it also leaves residue behind if the rinse is not thorough, and it does nothing about a hard troweled slab that has been sealed by a curing compound. It cannot touch old oil that has soaked into the concrete either.
Mechanical prep means grinding the slab with diamond tooling, or shot blasting it, until you have a uniform open profile across the whole floor. That gives the coating somewhere to key into. It also flattens the high spots, removes old coating and glue, and opens up the concrete so you can see where the real problems are: cracks, spalled edges, pitting near the door, oil stains that have to be dealt with separately.
Repairs happen after grinding, not before
Once the floor is ground you can actually see it. Cracks get chased out and filled with a rigid patch material that bonds to the concrete rather than a flexible caulk that will telegraph through. Pitted areas and spalled sections near the garage door get rebuilt so the finished floor is flat. The saw cut control joints get a decision made about them: filled flush for a seamless look, or left as joints if the slab is still moving.
Skipping this is why DIY floors look coated but not finished. The coating follows every low spot and every crack underneath it.
Moisture testing before you commit
Slabs in South Jersey garages sit on ground that holds water, and many older ones were poured without a vapor barrier. If moisture is coming up through the slab it will find the weakest point in a coating and blister it. Testing for this before coating is quick, and if the reading is high there are primers built to handle it. Finding out afterward means doing the whole floor twice.
Flake broadcast and what the topcoat actually does
The colored flake most people picture is not decoration only. Broadcasting vinyl flake into the wet base coat and then topcoating over it builds thickness, hides slab imperfections and future patch marks, and gives the surface texture so it is not slick when a wet car parks on it. A full broadcast to refusal, where flake covers the entire surface, wears far better than a light scatter.
The topcoat is what you are actually walking and driving on. Straight epoxy is a good body coat but it ambers under sunlight and it is not the toughest surface available. A polyaspartic or urethane topcoat over the flake resists abrasion, hot tire pickup, and road salt, and it holds its color where sun comes through the garage door windows. That layered build, primer, base, flake, topcoat, is the difference between a coating system and a paint job.
Cure times, and the mistake of parking too early
Every coating has three timelines: dry to touch, ready for foot traffic, and ready for vehicles. The last one is the one people rush. Hot tire pickup happens when a warm tire sits on a coating that has not fully cured and pulls it off the slab as the tire cools and grips. It leaves a print of the tread in your new floor.
As a rule, plan on staying off the floor for at least a day after the topcoat and keeping vehicles off for several more. Cold garages in the shoulder seasons stretch those windows, since these coatings cure slower as temperatures drop. Questions about garage floor coatings
Can you coat over an old epoxy floor that is already peeling?
Not over the top of it. Loose coating has to come off, and the sound sections have to be ground back so the new system bonds to concrete, not to the old failing layer. In most cases the whole floor gets ground down to bare concrete because a partial removal leaves a visible edge and an unreliable bond line.
Will a coated floor be slippery when it is wet?
A full flake broadcast with a topcoat already gives you texture underfoot. If your garage takes on a lot of snowmelt or you want more grip, an anti-slip additive can be mixed into the topcoat. Tell us at the estimate, since it changes the feel of the floor and is easier to plan than to add later.
How long does the whole job take?
Grinding, repairs, and the coating layers are typically spread across a small number of consecutive days, and cure time after the last coat adds more before vehicles go back in.
